INSTRUCTIONS ON SUBMITTING AN OFFER TO BUY

Before you submit an offer to buy on any of the properties, please make sure that all of your questions are answered precisely.

We have all the information regarding each and every one of the properties we offer.

It is acceptable to include conditions subject to, such as;

Seller to provide a certificate in which it shows that the property is free and clear of any liens or encumbrances.

This is called "Certificado de Libertad de Gravamen".

Seller to provide proof that property taxes are current and paid.

This document is called; "Certificado de Prediales"

The final outcome of the purchase of said property, is subject to obtaining a clean title.

You as the buyer, will have the opportunity to include all of your conditions and concerns in the "Purchase Contract"

This will provide you with an exit without any obligation on your side to proceed with the purchase.

And if there are any deficiencies in the requirements that ca not be corrected,

and or if a deposit was given to secure the property, to execute the first option to buy,

such deposit must be refunded and the contract will be null, void and non-enforceable.

We can assist you in preparing and submitting your offer to buy.

We know the property owners and we are aware of their conditions to handle each and every transaction.

We must abide and respect the owner's conditions and requirements before any offer is submitted.

Our recommendations will improve your chances of your offer being approved, or at least to be considered for further negotiations.
